Whether you are going for a new build or an old property, it’s essential to ask a variety of questions to ensure that you make an informed decision and don’t end up with a house that has many issues. 

Here are some top questions for home buyers to ask:

1. What is the asking price, and is it negotiable?

Knowing the price and whether there’s room for negotiation is crucial for budgeting. It can be the difference between your dream house or not.

2. How long has the property been on the market?

This can provide insights into the property’s desirability and potential room for negotiation. If it has been on the market for a while, you may want to find out why and take a really good look around inside!

3. What is the neighborhood like?

Ask about the safety, schools, amenities, and overall quality of life in the neighborhood. 

Research the safety of the area and consider talking to neighbors for insights on crime levels. Your neighborhood is just as important, if not more so than the house!

4. Are there any upcoming developments or zoning changes in the area?

This can impact your future property value and quality of life, but also if there are new developments coming, it might be worth finding out more about that and if it seems better, hold out for a new build!

5. What is the property’s history?

Inquire about any significant repairs, renovations, or incidents that may have occurred on the property. This can affect your insurance, but also knowing if there’s been anything major or of note, you are aware in case of any repeat incidents. Ask about any known structural, electrical, plumbing, or other issues with the property, again so you can be best prepared.

6. What are the property taxes and homeowners’ association fees? What is the property’s energy efficiency and utility costs?

Knowing the overheads before moving in will massively help with your decision as to whether or not you will buy the property. Having an idea of costs can affect your long-term operating expenses. Understanding these costs is vital for budgeting!

7. What is included in the sale?

Clarify which fixtures, appliances, or furnishings are included in the purchase. If the house is furnished or not, it’s good to clarify so you can prepare your own belongings or if you need to buy new things!

8. What is the seller’s motivation for selling?

Knowing the seller’s motivation can be helpful during negotiations and gives you more of an insight into the property and its history!

9. Have there been any recent appraisals or inspections?

If available, review any recent assessments or inspection reports for important information about the property.

10. What is the commute like?

Consider the time and transportation options for getting to work or other important locations.
